The Australian 132 Investor Visa at a glance

Introduced by the Australian Government in 2003, the 132 Business Talent Visa provides a streamlined path for affluent to obtain Australian permanent residency after only 2 years. As of October 2020, the 132 Visa stream offers the only fast track route to Australian permanent residency. (The Australia 188C Visa category offers temporary residency, and requires applicants to subsequently apply for an 888 Permanent Residency Visa after 4 years.)

The 132 Visa stream offers a range of benefits to high net worth foreign investors. For starters, the visa program offers low in-country residence requirements, and the language requirements are far more flexible than with many other comparable Australian investor visa categories. In addition, applicants are not required to hold any tertiary qualifications, and your application will not be subject to any points-based eligibility tests.

Unlike the 188 Visa stream, however, 132 Investor Visa applicants cannot be older than 55 years at the date of application, and there is a requirement for demonstrable business experience. The key benefit of the Australian 132 Visa stream, however, is the fact the investment threshold is far lower than the 188 Visa program, placing it within reach of a far greater number of foreign applicants.

Combined with the fast application timeframe – only 2 years – it is the Australian investment residency program of choice for many foreign investors.

The complying investment at a glance: Special Disability Accommodation (SDA)

The National Disability Insurance Scheme (NDIS), is the national vehicle through which the Australian Government provides assistance to people with disabilities, their families and their caregivers. The scheme provides housing, employment and independent living services to Australian citizens under 65 who suffer from severe disabilities.

Special Disability Accommodation (SDA), forms an essential part of the NDIS offering. This type of residential infrastructure comprises accommodation for individuals who require specialized care and housing solutions, catering for those with extreme functional impairment and very high support needs.

Under the 132 Visa Program, SDA investments fall under a special category of property investment that scores maximum eligibility points for immigrant investors seeking to obtain Australian permanent residency.

Why invest in SDA?

SECURITY: NDIS investments are classified under the National Disability Insurance Scheme Act of 2013, meaning that their status as a complying investment for Australian permanent residency under the 132 Visa Program will not be affected b changes in government or immigration policies.

HIGH YIELD: Special Disability Accommodation is funded by the Commonwealth Government and State Governments, with the state acting as a stable, long-term tenant. Investment returns are determined in accordance with guided pricing, and yields are typically highly attractive (circa 10% per annum).

INVESTMENT FLEXIBILITY: The National Disability Insurance Agency (NDIA) seeks to continually engage investors, providers and participants across the SDA market. SDA funding can be spent based on participants’ preferences regarding where they wish to settle, rather than based on government agencies’ view of the merits of provider grant applications.

Based on applicant preferences, funding can be deployed across a wide range of providers of varying scales and levels of innovation. The scale at which 132 Visa applicants can invest is highly flexible: Invest in a single housing unit, several units or an entire complex.

Furthermore, providers can be registered with the NDIS, or opt not to be registered. If you want to invest in an SDA property but not manage it, you don’t need to register as a provider.

MAXIMUM SOCIAL IMPACT WEIGHTING: SDA investments are highly regarded and meet governmental nomination requirements based on their ability to contribute to Australian communities and society at large.

HASSLE-FREE RETURNS: Rental income from your SDA investment is issued as a direct debit into your bank account; you don’t need to claim it from the Australian Government.

NOTE: LEGISLATIVE REQUIREMENT: SDA projects can only be developed by registered builders, and managed by registered charities or care institutions. Our supply chain partners can assist 132 Visa applicants in terms of both the due diligence and management requirements.
